Following a leak from below an ensuite

How a defect investigation finds where water is getting out of a wet area.

Manor Lakes 3024 · 10 August 2026

In short: Cracked floor tiles in an ensuite were the symptom. The subfloor showed the cause.

The complaint

On a July 2026 investigation in Seddon, the owner reported floor tiles in the ensuite moving and cracking.

What we checked

Tile joints, the screen line and the floor waste from inside, then the subfloor beneath with a torch and moisture meter.

What we found

Active water below the ensuite floor, wetting the timbers under the shower. The cracking above was the floor responding to that moisture.

Why it matters in Manor Lakes

Most homes here are on slabs, but upstairs ensuites sit over timber or particleboard floors. A leak there shows as a stained ceiling below rather than a wet subfloor.

FAQ

Questions Manor Lakes owners ask about this

Can you find a leak without removing tiles?

Often we can narrow it down with moisture readings and thermal images. Confirming it may need a plumber or opening up.

Is this covered by warranty?

If the home is within the statutory warranty period, a waterproofing failure is usually the builder's responsibility.

Will you test the plumbing?

No. Pressure testing is for a licensed plumber.

Could this investigation report be filed at VCAT?

Not as it stands. The tribunal needs an expert witness report written to its practice note.
