Why it matters here

Waterproofing inspections on Manor Lakes builds

An upstairs ensuite in Manor Lakes sits directly over a living room or garage, so a membrane failure there means a stained ceiling below. In July 2026 we found membrane brushed straight onto particleboard flooring in a first floor wet area, a substrate the Housing Provisions do not accept for that use. On other jobs the membrane had been damaged by foot traffic or left in lumps on the walls. Once tiled, none of this can be seen.

What we find at this stage in Manor Lakes

  • Damage before tiling
  • Lumps of membrane on shower walls
  • Membrane missing under door jambs
  • Bath hob not formed

FAQ

Waterproofing inspections in Manor Lakes: common questions

Why is particleboard a problem under a membrane?

Particleboard swells when it gets wet. In a wet area the substrate needs to be a material suited to it, so the membrane has something stable to sit on.

Is there any way to check a membrane once the tiles are on?

Only indirectly, by running water and watching for leaks at handover. The membrane itself can only be seen before tiles.

Do you test the membrane?

We inspect it visually and check coverage, heights and details against AS 3740. We do not flood test or cut samples.

Is this inspection only for upstairs bathrooms?

No, every wet area is included. Upstairs ones simply have more to lose if they fail.

How quickly do I need to call?

As soon as the waterproofer is booked. The tiler often follows within a day.

What is not included?

Flood testing, plumbing pressure tests and destructive sampling of the membrane.
