FAQ

Defect Investigation Reports in Manor Lakes: common questions

How is this different from a general inspection?

A general inspection lists many items across the property. An investigation looks at one problem and works out what caused it, which is what you need when the builder accepts the crack or the leak exists but not that it is theirs.

Will an investigation report stand up at VCAT?

No. A Manor Lakes investigation report is aimed at the owner and the builder sitting down to fix one problem. If the matter goes to the BPC's dispute resolution service or to VCAT, the tribunal expects an expert witness report prepared to its practice note, which we write as a separate report.

Do you open up walls or floors?

No. The investigation is non destructive. Where the cause cannot be confirmed without opening up, the report says so and what should be opened.

My home is still under warranty. Does that matter?

It matters a great deal. Victorian building work carries statutory warranties and a ten year limitation period for building actions, so a clear report early keeps your options open.

Will you name an engineer?

Where the cause is structural or the movement needs monitoring, the report recommends an engineer and says what they should look at. We do not certify structure ourselves.

Which items sit outside a Manor Lakes defect investigation?

Destructive testing, engineering certification, geotechnical or soil testing, plumbing pressure or CCTV drain testing, and any rectification work. Electrical and gas items go to licensed trades.

How is an investigation priced?

On the problem and the time it needs. Describe it in the quote form and we confirm a fixed price before booking.
