Why it matters here

Slab pre-pour inspections on Manor Lakes builds

On one Manor Lakes slab in August 2025 we recorded mesh touching service pipes, trimmer bars missing at cut mesh, an extra shower recess bar left out and a hot water service pad with no membrane or isolation strip. That is a normal list for a busy site, and every item was cheap to fix with the steel fixer still there. The next morning it would have been under concrete.

What we find at this stage in Manor Lakes

  • Mesh in contact with service pipes
  • Trimmer bars missing where mesh was cut
  • Engineer's extra bars left out
  • Barrier stopping short of the edge beams
  • Hot water service pad without membrane

FAQ

Slab pre-pour inspections in Manor Lakes: common questions

Why check something as small as the hot water service pad?

Because it is a slab too. Without a membrane or the isolation strip the engineer specified, damp and movement show up years later at a fitting that is expensive to move.

Does the building surveyor not check the slab?

The surveyor's mandatory inspection serves the permit. Ours is a detailed defect inspection for you, and it looks at things like clearance to pipes and bar laps that are easy to pass by.

What if the pour date changes?

We move with it. Tell us the new date as soon as you know and there is no charge for rebooking.

Can you check the slab after it is poured?

Only the surface and edges. Everything beneath, including the membrane and the steel cover, can only be seen before the pour.

What should I send you?

The slab engineering and the plumbing set-out if you have it, so bar positions and penetrations are compared with what was designed.

What is not included?

Concrete strength testing, soil testing, plumbing pressure tests and engineering certification.
